If you want to be invited to participate with GPs in larger deals, you need to have one more useful skills to contribute to the partnership.Some skills that many operating groups need:- Ability to find deals- Underwriting, proforma analysis, rent comps, market analysis, etc- Due diligence and create accurate budgets- Asset Management- Construction Management- Investor relationsOr, if you have a high net worth, many GPs will provide equity in return for your signing on the debt.All of these things are valuable to operating groups, and if you're really good any one or more of them, you may be able to trade your skills for equity in a deal(s). 

Depending on what you are looking for e.g commercial/small multi, SFH and flips the other realtors on this thread could be a better fit as I am pretty selective on the clients I take on but my staff works with investors at every stage of investing from their first rental to ground up new construction.

Main items of concern:Lease set up: Business to owner, specific items to include - boiler plate or company that can generate for a feeLiability issues and insuranceADA requirements: the owner had stated only required depending on what tenants live in the facility- carbon/smoke alarms - no ramps, etc (seems fishy as in construction rules on ADA are stringent)As the owner do I need any short of license?

Rents are approx $2300/mo and post construction appraisals are coming back at around $340k-$410k depending on lot location.
