That could be good or bad, depending on your strategy.

I'd advise getting a couple in more owner occupied areas because it's more consistent and a safer investment.

Pittsburgh is a great market for out of state investors…depending on your strategy and expectations.

The tenant in this unit has consistently been a few days late with rent for months.

I am by no means opposed to the strategy.

@Mehul RupaniYou might look into whether the missed depreciation would be treated as an error and rectifying by filing an amended return.I believe a 3115 is only filed if a method was adopted/established (by consistent treatment on at least 2 consecutive tax returns) and you will be changing the method from an impermissible to permissible method.Wouldn’t recommend DIY in this area, it’s pretty technical and the full facts should be reviewed by a tax professional or offer proper advice before taking any action.Hope it helps

@Pete Wilson Have a formal partnership agreement or LLC agreement dictating the rules surrounding the ownership and also an exit strategy or strategies for various scenarios.

The strategy I was given was to look up the address and then look at places near by to see whose renting, and then pitch my deal to those landlords to offer convenience when it comes to selling them the deal?
