Unless your just paying cash and not planning on financing.. can be tough for foreigners and rates are higher which means returns are lower.you may want to consider NOTES instead of the asset safer and more consistent income..

How well Section 8 runs often depends on your local agency.That said, I've had Section 8 tenants in 4 different states and found some consistent reasons that I personally avoid renting to Section 8 tenants.  

If the borrower will be consistent and pay every month, via their bankruptcy trustee, then Madison will drop my rate to $20 per month after an appropriate period of performance. 

Dogs get used to you, and they will get used to the tenants as well, just takes a week or two of consistency.

I have duplexes in Spring Hill that I acquired 3 years ago and rents have consistently gone up.

Talk to a few lenders - some local lenders, some hard money ... talk to a few Realtors where you want to invest - and MAKE SURE to find an agent that consistently closes a good amount of business and a good % of that should have been for investors.  

The key was consistently sending it out even when I wasn't making any return on it.
