Finding Motivated Sellers

Hello All! 

My partner and I are new wholesalers (1 month old) in the Dallas, TX market and the issue we are facing is finding sellers motivated enough to sell at a discount. The majority of the sellers we have been in contact with are sellers with very low motivation (property is rented out/fellow investors, etc). We are open/explored purchasing lists on Listsource, visiting the county for the Tax Delinquent records, driving for dollars, etc 

We do our best to surround ourselves with as much knowledge as possible and be patient and consistent in applying that knowledge. Everyone says your deals are only as good as your list. Seeking advice on tips and tricks/things to consider to increase our probability.
