I would venture to guess since you are especially concerned with this and not optimistic about your ability to obtain a loan based on personal income or qualifications, an LLC is a good fit.A word of caution:  the only way an LLC is effective in limiting the liability that it is intended to limit is when the operator operates it like a business. 

My concern comes when it comes to verifying income because I don’t know if I’ll be able to qualify given the current situation.

There is concern around market volatility, but cash flowing assets are the safest play in town right now. 

Protection via a LLC, good call out, is also less of a concern since everything is already layered for me.  

I think you are thinking in the right direction concerning house hacking.

And finally, with regard to your concern to banks caring about your education level.....they don't.

I guess i was just concerned that it would be harder to rent and the cash flow is minimal.

When talking to the prospective tenants or owners, have they mentioned any concerns about viewing properties?
