@Javier Fernandez, I don't have anyone specific in the L.A. area but I would recommend looking for agents who are doing some degree of volume in the market you want to be in.

Can you realistically expect a PM to adopt this business model, year after year, with bills to pay and kids to send off to college?

The theory will depend on the demographics of you're area, if the townhouse is in a very suburban neighborhood, or in an area with a lot of studio apartments, it will probably harder to rent out two single rooms than say in a college town.

Moving to a much lower cost of living (COL) area after I graduated from college, lol.
