What kind of down payment would be typical for such a deal.

There are plenty of content management system's (CMS) out there such as wordpress, drupal, typo3, Joomla (my favorite), Mambo, etc...Many of these can be setup very easily (particularly if your web hosting company uses cPanel/Fantastico) and there are tons and tons of nice templates around that can be easily customized if wanted.Check this option out as these CMS's will allow you to do all kinds of things and make your site nearly custom built, but still maintain user friendlyness.

That's the kind of return I don't need.

Bayview's big but let's see if they'll sell at 55 or if they can sell 2 bil..I don't do real estate and find this secondary market of reo sales intriguing.Do you really think you'll make a buck demanding this kind of discount?

Needless to say, its a $500 house. completely trashed and it would take a good 30K just to make it rentable and the neighborhood will not support that kind of investment.
