Providence is a good option but I'm still partial to the lower cost areas of Boston as you are right there in the center of all the economic activity. 

School rating, crime rating, proximity to employment, shopping, and recreational centers, etc..

It is more affordable than the A/B neighborhoods closer to center city, and one of the safest if not safest area of Philadelphia.

I have easy access to a Costco Business Center that has different towels/linens than the regular warehouses.

I usually review 500 to 1,000 of these a week nationally.For a center you have a (going in) cap rate based on existing income.To be at 50% occupancy and have a 0 cap rate going in tends to be a bad deal.

The one Linden plan alone has resulted in a new 25 Million dollar recreational center that has already been completed and a lot more.

I wonder if that comment is for the City Center and surrounding neighborhoods, in which every thing real estate related in my opinion is overpriced. 

Lenexa has great schools and the development around the city center is incredible.
