I appreciate all the feedback.I have noticed in a lot of the houses there looks to be drop ceiling in the main rooms.

Before moving into the property, I updated all of the fixtures that was outdated: ceiling fans, painted walls, light switch covers, outlet covers, added carpet to the basement, and updated the HVAC.

If you have an opportunity to check-for and put in insulation that may be the best route but if you've got a full in-tact floor and ceiling just go with the LVP that has the best wear layer you're willing to pay for and move on. 

So after all is said and done and we are just waiting to close, the buyer goes in and sees a broken molding, a leaky faucet, a sticky light switch, a faded window panel or a water spot on the ceiling.

You're likely going to have a much higher floor for your money, but likely a lower ceiling.

Luckily our basement ceiling is "open". 

The only advantage of the IUL is the floor, but that’s only appealing for people who have low risk tolerance and don’t mind the ceiling on returns.

Robert - we are in different markets, but if it helps we are doing full replacements at this cost around 2500.00 for full rehabs including sheetrock replacement and tile to the ceiling.  

But if you don't contract out your maintenance, you will have to learn that stuff - like how to fix or replace an air conditioner, ceiling fan, etc.
