I was thinking giving them a couple hundered back if they leave peacfully and clean the place as it was when they moved in.

In one my feet stuck to the floors they were so filthy, and the toilets hadn't been cleaned yet this year, the walls had holes, they all stunk and had varying degrees of unidentified food on all the stoves.

Everything seems in good shape from visual inspection, and the previous owner removed unsightly wood panneling, repainted, added new carpet and flooring and upgraded some plumbing.

(i.e. replacing carpet with hardwood floors).Ultimately I'm trying to see if it's better to sell the house or to do a 1031 exchange for a multi-unit in couple years.

The BEST way to find out rents is go to Craigslist and look for similar houses to the ones you're looking at around the area you are looking at.There is no other liquid market for rentals like Craigslist.If you're buying a 3/2, look for other 3/2's 3/1's 4/2's, hardwood/carpet, size etc.

What I see lot of with property management companies is that one of the employees husbands takes care of handyman stuff and they both take care of cleaning.
