LO's are my favorite slow exit strategy and have been for a long time. 

The long term rent for a house my size in my area is around $1400/month and renting it out short term I average around $2200/month.

If you find a reputable, experienced agent/broker the commission is well earned and you will save a ton of money in the long run.

Their neighborhood selection process is key in affording investors a home in an area that instantly produces positive cash flow and high probability to earn above average market appreciation over the long term.

Although IDK how DSCR lenders would perceive this strategy, but it does align more closely with long-term rentals and several still do STR properties.

So you have financial outfits getting involved in businesses that had long been left to small owners or specialized funds.

That’s been here for a long time, I’m not aware of a small one being built anywhere else.  

A long time ago someone asked me what I could hire someone for to tear out old cabinets, carpet, drywall, and other task.
