I think part of it is due to the bad experience with the tenant or maybe it's my day job draining all the energy from me... basically I'm looking for a way to get back into it.

I think it depends how much time and energy you can commit to real estate or a business. 

I'm tired of dreaming about doing real estate or analysis paralysis  so I bit the bullet and stared a marketing campaign about 500 letters per month for 6 months (Thank you Jerry Puckett your the man lol) Now my phone is ringing with sellers still don't know if I'm speaking with them in the correct way but at least I'm doing something.

You can't call up contractors or Consumer's Energy when you finally get a break at 1am from your studies.  

I want something that justifies my goals, and ambitions, while capturing my energy and passion for investment RE.

Have a productive conversation about what you can manage financially and how much time and energy you are able and willing to put into an investment once it's made.
