So I keep hearing on different podcasts about the benefits of cost segregation and bonus depreciation for real estate investors.

I understand that I cannot take bonus depreciation for international properties.

Another big factor that plays a role in this is the property type and any bonus features.

Do that alongside your other marketing and grab a few bonus deals for y9our efforts.

The last time we moved primary residences, we were able to work in a bonus house plus commission, all while keeping the former residence as a long-term rental!

Another bonus is if they are actively house hacking themselves or doing some form of RE investing.
