So I believe I qualify as a trader as opposed to an investor however I do have some long term investments.Income started with my job (I still work) and birthdays/holiday money.I think I'll wind up being a trader, securities though may be the grey area for my current situation though.

The provider does the job of 4 people often enough, from GC to PM and everything in between.

It's my job to interpret the tax laws aggressively (if the client is aggressive and understands the risks) and to save the client money. 

I wholesaled a deal in south Dallas last year for around 90k and it was a complete gut job. 

So why sell at 149k and walk away with only 59k when he could just finish the job and walk away with 120k? 

My full time job is being an RN but like most of us here all I talk about is real estate so others know I have properties and I’ve had travel nurses request a place to stay however this is the first Home I’m testing this out in and opening to short term lease.

If the new color they choose is approved, you end up with a free fresh paint job and the tenants are happy.
