I also offered 75k over what was asked, won in that sense, and now I realize nothing is gained from “winning” by having the offer accepted if it is a bad deal.

I accepted it the first time but then rejected it after that and plainly told him it wasn't professional to accept gifts from tenants when I'm working for the Landlord because it could create a conflict of interest.

that's our way of giving back.. directly. so in short  the govmit  be it city county state federal / and big banks and Bond companies have to lead the charge for affordable housing.So take what I face as a small home builder building 30 or so homes annually for fair market prices.its rare that we have a parcel that all in buying the land putting in all the UTLS  paying for all the permits etc we are less than about 125k before we put one foot on the lot to go vertical.. so in our markets affordable housing is right at 350k and up to 400k.

@Raymond Y.Many times, once your bank is comfortable with your experience and deals they won’t check credit every time.

I've begun looking into foreclosures as a possible avenue for BRRRR deals in my area but I know that the listed prices of foreclosures doesn't always reflect what the bank is willing to accept for a property.
