Once I have enough scribbledeegook to make anyone's head want to explode I will attempt to layout a fairly definitive plan on how I plan on accomplishing my buy and hold strategy.

You must be attempting wholesaling a bank owned property in which case IMO you're barking up the wrong tree. 

I attempted to do a deal earlier this year and had negotiated that the seller and I split the closing costs. 

On many occasions, we have ended up calling the recorder's office to have them walk us through the process after several failed e-filing attempts.

If he says anything else, Say That you had attempted to schedule with another plumber but they were over a week out for this type of repair also, you basically had 2 plumbers on call and the first available came to do the job. 

Replacing the tub entirely is usually a costly proposition and I would do it only if the tub was not functional.I am happy you had decent results, but I wasn't impressed with the DIY kit and made several attempts using different application techniques before giving up.
