Just take the loan as is for now with a shorter prepay (say, 2 years), and then use the performing lease to refi in the future (assuming rates come down enough for this).

-I hear condos are now charging outrageous amount of money for association fees and costs and people are selling their properties on account of this.

I've recently came across this technique of assuming the sellers mortgage when purchasing the house.

But its seems like these products are imaginary programs that people have heard of but nobody has actually done one. 

And if they are 50-70% leveraged, AND the equity is performing at 5-7%, then most people would be living off of most of that come and have only about 10% of it to donate or sacrifice.
