If there's significant damage, you can expect to come out of pocket to a significant degree.  20-year siding that's ten years old would likely be depreciated by 50%, and new siding would be bought with today's prices.Although I'm an insurance guy, I am personally a huge fan of public adjusters.

If market rent did not increase with the increase in the property's appreciation then a refinance may reduce your cash flow and, by association, your cash on cash return.In this scenario, it may be prudent to sell the property to extract the tied up 173K in equity and accept that you've made 273% profit on your original 46K down payment.

In a simple statement, there is no reason a Lease Option Contract would disqualify you from a future mortgage, if you can afford the future mortgage.To some degree, it sounds like both are wrong.

Consequently, if the seller would like to receive a reasonable asking price (along with the with limited fees associated with lease options, etc), they may have to sacrifice owning a primary residence until the option to buy their property is exercised.
