How do you approach this when it to a lender?

I think we are approaching another peak in prices if we haven't already.

I thanked her and told her; I worked with a group of investors who are always on the look out for a good deal.I brought up the selling to a family because I would love the land for my family and I to live on.

When I got to the closing, I brought the check and I got the documents.

I talk about ways we generate leads, how much leads can cost (double those #'s for LA), and why you want to develop a consultative approach - offering your solutions (buying, listing, etc.) as a range of opportunities to solve the seller's problem.  

Since I am looking to start wholesaling properties soon, I have a few questions.What approaches did you take to find motivated sellers and in growing your buyers list?  

They will likely be open to brokering the deal as an agent with a commission if you approach them though.

With that frame of reference, here are my questions:1) Do you as an investor care about the Fund vs Broker/Dealer approach?
