If you apply for a loan in the future, depreciation will be added back in, showing that you have more income from the property and allowing you to qualify for a bigger loan; if you take DMSH it will not be added back.Kevin C., if you're using TurboTax, you can add it as an asset and then mark it as eligible for bonus depreciation (I don't remember the exact line and box to check on the paper form.)

This was really great for keeping me organized- it allows you to automatically send bills, add payments and also has time sensitive features baked in (for example a late fee applied on day 5).
