I am trying to figure out a way to sell my place as is as with my assessments and mortgage I can't afford to invest in this place any longer and it is still a quality place, just needs a bit of TLC but would be an amazing investment opportunity for someone looking to rent this place out.

Maybe shoot for the tenant you are "okay" with while you build up your reserves and get the unit maintained, then try again once the unit matches the quality of the tenant you are after.I don't recommend running out and selling your property for no reason, but you do need to realize that you have put yourself in a situation where your tenant decides if you get to keep your property or not simply by whether they feel like paying rent on time...Best of luck to you and I hope you get an AMAZING tenant for the next one!
