Maybe shoot for the tenant you are "okay" with while you build up your reserves and get the unit maintained, then try again once the unit matches the quality of the tenant you are after.I don't recommend running out and selling your property for no reason, but you do need to realize that you have put yourself in a situation where your tenant decides if you get to keep your property or not simply by whether they feel like paying rent on time...Best of luck to you and I hope you get an AMAZING tenant for the next one!
