Contingencies ( like inspection ) are very important. 

We did a thorough inspection when purchasing the condo and everything seemed fine, as far as we could tell.Maybe this is all normal, but doesn’t hurt to get peoples thoughts on it.Thanks

Now that is huge number and even if I lower to $50k would only give me a %7.24 CoC..She said that their is no contingency in Foreclosures based on inspection.

Would you know what you were looking at if you inspected the roof yourself?

You should have a relationship with a lender with them knowing what your plan is before you try and put anything under contract..Also you need to be prepared to at least contribute in submitting the earnest money and funds for due diligence (inspection, ESA and appraisal)..   

The inspection report was essentially blank, the inspector couldn't find much to comment on.My other old home isn't quite as updated, but still structurally sound.

I just bought another rental and will be doing an inspection next via zoom or facetime with my inspector.   

After inspections that can change but initially i'd have a buffer.
