I have been looking at properties in Bridgeport and surrounding areas and I think I've been getting better because in the past month and a half every time I saved a property on Realtor.com it goes under contract soon after.

With your wife still unsure about REI, maybe the BRRRR is too aggressive early on, probably recommend a nice solid base hit in one of the surrounding towns.

I'd advise trying to work with your son to find  underclassmen from your hometown or surrounding neighborhoods after he graduates.

I recognize that Spokane and the surrounding area has seen substantial market appreciation over the last 5-7 years and has continued that path through the pandemic.

The bathrooms can use some work (either refinishing the tub and tile surround or replacing the tub with a single piece tub and vinyl surround).

Generally speaking, days on market are much higher in many areas of the city than the surrounding counties of Baltimore, compared to one year ago.
