We like the Value Payment Systems better than most other sites like Venmo and even our property management software payment portal because they offer the online debit card payment at a more affordable rate.Most everyone else charges 2%-3% a payment with Visa or MasterCard and they offer a flat fee around $5.00 paid by the tenant.

Lastly, I asked for historical rent records, but their in-house "PM software is not reporting that right now." 

Then you can target the ones that are not.They are simple to run if you have access to something like Sites USA or similar software.

Ask around for a recommended direct lender or credit union and talk to an experienced mortgage lender ( not someone who is just a phone screener checking off boxes in a software program).

Much better than the indexes.Also, one way Fund Managers choose to add particular stocks into their portfolio is by analyzing their future cash flows and projecting their Enterprise Value to their free cash flow.When I worked for the large financial institutions, while I wasn't a Fund Manager, I created the software that they used to analyze the individual stocks.
