So i want lenders but the 20% dwon doesn't work for me it's to high i get 11% rate and 20% down but the down payment too much for me not work for me 20%.. so if you can help with this or you know someone you work with and you trust so pls let me know... ty have great day

Prime interest rates, or the rates the government lends to banks, affects what rates banks can lend out their money at, as well as many credit card and other rates that are based on it.

Lately I have been studying the multifamily property market and I continue to see cap rates between the ranges of 5-8% within 6-8 units around where I'm looking to target my investment.  

Specifically on whether the high interest rates will lead to an increase in mortgage delinquency rates similar to what we saw during the 2008 great financial crisis.I plotted the chart below (Figure 1) to compare Fed Funds rate to unemployment rate and mortgage delinquency rate. 

$550,000 * .7 = $385k which is roughly $2700 at todays rates.

Even in submarkets that rental rates level out at $1,400 the A+ finishes are fetching about $2k.

The average rental rates in this area are $1300 - $1400/mo.

If so, anyone happen to know what those rates look like in San Antonio? 

Doing a refi now would move me from a 4.5% interest rate to somewhere in the high 7% to 8% range, so I am thinking of potentially selling.

So much so that the formula to determine the value of a commercial property is Net Operating Income / Cap Rate = Property Value.
