I like wood the best out of all materials.Another unique material, highly dependent on the price of oil is SIP panels, and those are pretty cool.

In my neck of the woods cash on cash ranges from 3% in class a to 13% in the hood and we have everything in between.

I know the cabin should have a lodge feel at minimum, however I'm not sure if a hybrid look with both sheetrock and tongue & groove wood would be better than 100% "wood out" tongue & groove pine look.

Tile floor is in good shape, wood cabinets are also not too banged up and mechanically work well.
