I was in a very similar situation recently when the PM let the property sit for three weeks and repeatedly promised to send me a list of repairs needed, but didn't.

There are currently 3 vacant units, so how would that affect the purchase price?

I looked into this and FHA will allow this, also the new granny flat laws just went into affect for california allowing "accessory dwelling units" on SFR lots sized up to 50% the square footage of the primary residence.  

With that said, once I buy my first cash flow positive property and live in it a year or however long it is to be able to move with an FHA loan, I want to lather, rinse, and repeat until I've built up a portfolio of around 100 thousand dollars or approximately 8,333 dollars a month so I can travel and basically do what I want.

@Stephen Patel based on your comments above, there are a lot of factors that could be affecting you.

If the deal is rock solid, and you can make some money, but you make or save your buyer money he/she will continue to be a repeat customer.

@Keenan Freker, I'll echo what was repeated above, just take it one step at a time.

Also, the search engine allows you to tweak the parameters to see how it affects the rate/fees.
