I'll be living on the property, so I'm searching for a dup, tri, or quad in a B Grade neighborhood.A lot of areas like Fishtown have already been burned over by investors looking to make a quick buck (no offense there, it's what we're all trying to do), so finding deals is almost impossible. 

Sketchup is easy to learn and provides a lot of bang for its buck. 

@Jeff Burdick I was actually looking to invest in Indianapolis/Milwaukee market or Chicago suburb market.

Opening up a wall is one of the biggest bang for the buck jobs there is.

@Brandon V. not sure who you spoke with, but the range for the Milwaukee market should be $500-$1000 depending on amount of coverage and age of the building.
