The wall may or may not be a load bearing wall but it's definitely housing your electrical for the stove, fan and fridge, as well as the fan's venting.

It would not be a bad idea to put a few extra bucks into finishes such as new fans, light fixtures, kitchen  hardware, etc, but going crazy on a rehab to make it look nice for someone who is simply going to be renting it...no way!

Since I don't really know what I don't know, would love to hear BPer's war stories (aka everything hit the fan - what to avoid) and love stories (everything could have hit the fan yet these people really pulled me through).

don't exclude the possibility of doing both simultaneously (rather than alternately or either/or)there are some really good points made thus far in this thread:  i especially like the 'good neighbor' thing and I'm a huge fan of house hacking.Imo, @Melroy D'Souza has the same short answer/advice that I do.
