You could flip houses get paid in one sum and pay big capital gains or bring a lifetime of income in small increments with big tax incentives

More background information in case it is helpful:    I spent the first part of my career in the small business "startup" world, and I recently sold my latest company (B2B Saas field).

Our plan is to buy a small multifamily with owner-occupant financing then buy another property to live in after living there for one year.

I want to change the property lines to make a small, very manageable 0.25 acre parcel that has the rental cottages on it, and then sell the 2.0 acre parcel.

It equals roughly  438 a month per unit.  438*8*12=42,000....it could be all lot renters or it could and probably just rent...it could be decent deal depends on the utilities set up, but what is upside, going to be a lot more time/money due to owning all the homes, and what is your exit strartegy...normally this small of a deal is better off being all rentals due to the smaller amount of revenue that it produces...it just depends on how close you live.best of luck

I plan on doing the property management activities, with the rationale that it's a small condo where my responsibilities are limited.   

You might be able to attract a multigenerational family but that's a small renter pool.

Hey, it costs 10s of thousands doing a bunch of refi's.Ok, I've never obtained a mortgage this small but did do a cash out refi on a rental house last fall for $112k, 15yr at 4.25%.

I do have a small bit of capital in savings.
