Just that if the bank thinks ARV is $115k, and repairs (they don't consider cosmetics, paint, etc. whether right or wrong) are $30 k, then it must be worth $85k, right?

You can go to the other side of town and buy a nice 3/2 brick rancher for $50-$70 k and get the same amount in rent.
