There isn't nearly enough information on the calculator to give me a real indication of what is actually included in your numbers...but if you're planning for $35k profit...can you also afford to lose $15k...without experience it's possible to have your holding costs be much higher...and your renovation costs be 50% over if its your first project and you don't have actual contractor bids and are just guessing based on having read J Scott's book.

The problem is that they claim to do a nationwide eviction search, but I have found out that it doesn't include Maine! 

This includes ANY mention of what you do or what your company does, any offer of any product - free or not, and any offer to help through a service you provide.This keeps spam and clutter out of the forums, and the information flowing freely. 

The storage building would be included in the sale. 

The residents we put into our properties pays our escrow company all the mortgage and all our monthly fees, including the monthly profit to the seller and our monthly profit check.

I think the calculators are designed more to keep everything organized and to help people from forgetting all of the expenses that are included.

I have great credit and day job income and qualify for a disgustingly huge mortgage level, even without rents included so mortgages are not an issue for me.
