I know of and invest in several, from Self-storage, to farmland, to carwash properties, to land entitlement/flipping to multi's.

If I was in your shoes I would split the 200k over a few properties, id look into commercial deals with those kind of reserves and if you want to partner up i have a self storage im looking for partners on and a a apartment complex

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

You can't be a good partner agent for multifamily investors (for example) if you only work in STRs, self storage, mobile homes, etc. 

Hello BP members,I want to ask about providing storage sheds to my tenants.

My next step is to possible Air BnB proof it with certain locked cabinets and locked storage space that will allow me to easily prepare it for AirBnB on the weekends.

That of course requires storage and a way to move these items around so it's not the right solution for most.
