Hey there, I have a property under contract that has an illegal garden unit (only 1 egress) but when I submitted it to the city website it was approved for an additional ADU.

I have a fresh list from county courthouses.I’d rather not spend time running the comps knowing that it’s a numbers game and I know that people usually need a day or so to make a decision.

My partners and I are looking to move into the Huntsville market and acquire +/-100 unit garden style B-/C+ complexes with value add opportunities to provide attractive returns to our investors.

I've read that book and highly recommend it also, but it's been a while since I finished it so it isn't fresh in my mind.Thanks

I just spread base rock....ground is hard and if any weeds come up, the gardener just sprays them.  

A fresh paint and carpet with lighting fixtures usually the way to go for renting unless there are intermediate repairs... 

A sprinkler in the garden was broken and shooting straight up into the attic for at least 4 months mold was on the drywall in a small part of the wall.

(Although, you do get a discount on gardening, maintenance, etc)That said, run the numbers.

I was a renter for about 9 years I lived in the Napa Valley and commuted to Portland for my Timber/land business.I spent 9 nights a month in my Portland/Beaverton apartment  I liked not having to pack clothes so the apartment was a better fit for me than going in and out of a motel / hotel all the time and pre air bnb. so these were larger garden apartments 200 to 300 units corporate owned..

Animals are multiplying, 1/2 acre of gardens are (were) growing before the sun camped over Texas this Summer.
