I understand people have different goals, but in this scenario let's pretend you've already reached financial freedom at 10k cash flow but you want to continuously grow your business and make as much cash flow as you can.

My goal with rentals long term is to build enough of a portfolio up to be able to replace my income from my job and just have the financial freedom to be able to travel/be worry free.

However, he refused the offer and is now threatening to take legal action if he doesn't get the security deposit in a week. 

I would like to do this until I have financial freedom and a few thousand dollars a month in net profit from the rentals.

He is generating $150 extra after mortgage, bills, and saved costs for repairs.As we move into the direction of life and family future, we are looking at ways to create more financial freedom.

Does anyone have any suggestions or experience using an effective and tactful way to get the tenants to vacate quickly (incentive/legal action) ?

I am wondering how to go about the period of time from the renovation period to having the units rented from a financial standpoint.Thanks!
