@Josh HouserYou should have your attorney draft the contract for your contractors that include indemnification language and also make sure to have proper insurance language and get an insurance certificate

BTW to become a ''certified inspector'', at least in MN, you need to complete 3 days course and you will get an inspector's certificate :-)I would not execute a contract with an investor-buyers if they had an inspection contingency in the PA.

Regarding rents, maybe you can put your hands on bank statements showing monthly deposits or look into getting estoppel certificates from the residents.
