Does anyone know if i can reduce all the time i have to go fix the property ...trying to figure out if its easier to hire a management firm. 

I'd like to firm up on agency financing and am looking for a clear and concise source to learn from.

Not acceptable and requires you to be firm and swift with your response.  

You'll probably want to start at a larger institutional level or bulge bracket firm since they have much better training programs and reputations.
