The City of Independence stated that they have been trying to get USREEB to fix the issue for almost 2 years & I was never even notified of such issue.The tenant moved out Aug 2017 & the property management company kept charging me utilities upwards of $400 when the property was vacant & did not/could not provide me proof or answer why.The bottom of the kitchen sink cabinet was missing & had fungi growth that was never cleaned and replaced.

It was gutted before the previous owners and they just put up all new fixtures, kitchen cabinets and studs and walls that were donated to the church.

Kitchen cabinets were ash and I was able to get a cabinet guy to drill for european hinges and I used GF Java gel stain with a final coat of poly.

I would put hardware on the kitchen cabinets.

I'd put my money into replacing those cabinets!

2) Minor upgrades like.......replacing vinyl and carpet floor with tile (areas except bedrooms), Kitchen countertops from pretty roughed shape to newer laminate one, cabinets (kitchen and restrooms) refinish/paint over, etc.......

Ex: getting an attic access reframed, adding a GFCI circuit, Demo existing cabinets, etc.

The cabinets look like they are cheap cabinets made to look upscale.  

I screwed up the staining on some cabinets.
