For jobs with risk, I prefer to have someone licensed/insured (electrical, roof, climbing ladders, etc.)If they do electrical work and your house burns down, it may not be covered by insurance.

I’ve kept a target of 20k per month rental income, once I achieve that I’ll start burning cash like crazy 😝 keep going brother let’s check back each other’s progress after a few years 👍🏻😆 also, do spend responsibly on things which you enjoy the most so that you don’t regret later on, this will keep a balanced approach imo

Fat chance you're spending >$720 on replacements for a rental but that's just my opinion.
