If I am successful in finding a new tenant, I can then sue for damages, losses, expenses and including attorney fees.

I need to talk to an attorney about getting a business set up, and I'm looking for references to attorneys in the Omaha/Nebraska area. 

This was a reply to my email stating that after a discussion with an attorney, he advised me to offer an option to close on the house by Feb 1st, 2016 or received his down payment back minus legal fees, cleaning and repairs costs.

I actually have my brokers license, but only because it is easier for attorneys to get, plus having my own access to the MLS is valuable in finding comps/trends etc...

If you're still going to go through with it, then make sure a real estate attorney draws up all the docs and everything is transparent.

Consult an attorney and a CPA to determine what is best for your specific needs.  

Most of the people I found that are willing to answer questions are people here on BP and also the attorney I plan on using to close deals.

I think AZ is more friendly because my in-laws have no problem getting rid of their tenants within days and it took me 4 months and an attorney to evict mine. 

@Chris Lidfeldt You should consult a CPA or tax attorney.
