Explain what happened and ask if someone in their office can give you more information and possibily assist you with the purchase of the 3 condo package. 2) call the local area Association of Realtors or the State's real estate commission and file a complaint.You can also ask the managing broker if this 3 condo package is MLS listed (as in open to all agents).

Consider getting one NOT associated with Community Associations Institute (CAI) or any of it's offshoots, as they are pro hoa and anti owners.

This is the important section of the law that I think you need to go to a title company with:"(3) “Equity conveyance†means a transaction that involves:(a) The transfer of an interest in a residence in foreclosure by an equity seller to an equity purchaser, or to another person acting in association with the equity purchaser, that allows the equity purchaser or other person to obtain legal or equitable title to all or part of the residential real property; and(b) A subsequent conveyance, or agreement for a subsequent conveyance, of an interest in the residential real property from the equity purchaser or other person to the equity seller to allow the equity seller to possess the property during, or after termination of, the foreclosureprocess."

I have seen a few condo associations that have a first right of refusal on any units being sold but have never had one exercise it on a sub 2 deal.Shawn

David,I think your choice of R, NC is a good one, it is a very strong market and I personally believe that in the next 10 years, you will see some positive appreciation.That said, I think you need to really understand and examine cash flow, operating expenses, and all other expenses associated with being a landlord.

MikeOH,I can't seem to find data past 1968, but here's some good info taken from the National Association of Realtors. http://www.realestateabc.com/graphs/natlmedian.htmThis shows that the average inflation rate between 1968 and 2004 was actually at 6.4%.When leveraged at even 4:1 you are making a 20% return on your investment even at 5% inflation.Not bad!

If you are buying a single family home on 5 acres in the country then you will have a lot more maintenance and risks associated with staying on top of the property's condition.I have property across 11 time zones.
