I did a thorough comparison of the most popular voice service vendors, and decided gotvmail was the best for these reasons:1) for $50 they give you a lot of starting minutes2) you get a toll free + local #3) lots of extensions and recording options4) advanced settingsi found most other services either lacked something important, or weren't price competitivemy 2 cents

Generally the turn key providers I work with already have reliable vendors on their preferred list so this is somewhat taken care of in some cases.

It may depend on what we can find, but we want an experienced real estate agent that knows the investment landscape personally.Also looking for a CPA (preferably in the same area) that understands real estate investing in TN.I prefer to field options from those who have actually used these vendors with their own investments.Thanks for any help you can offer!

If I were you I would call an attorney that specializes in real estate closings and ask if these proceeds can come out of closing to a third party vendor/individual.

@Joseph Tarallo Mark is spot on - don't take a shortcut, remove and, if necessary, remediate.We walked away from a 28 unit building a couple of years ago due to two out-of-service USTs which the vendor did not disclose (he was the one who converting the complex to natural gas, so was aware of the oil tanks) and then refused to take responsibility for them.The property remains unsold, but it looks like he is now removing the tanks.The environmental liability of having unused/old USTs is not something you want.

After an offer, in due diligence phase, I would request all the details for example, vendor invoices, sales orders, etc.At what point is acceptable to ask the seller for tenant agreements, copies of utility invoices, etc?
