My understanding of the BRRRR Strategy is that you can claim 75% of the rental income to qualify for the loan when you refinance, yet some people say that in order for rental income to be counted as income you have to have been a landlord for 2 years.Are both true in different scenarios?

We are hesitant to start renovations because of the chance that a family member could come forward and try to claim the house.

The rules, however, go on to say:"[A] lawyer may represent a client if: (1) the lawyer reasonably believes that the lawyer will be able to provide competent and diligent representation to each affected client; (2) the representation is not prohibited by law; (3) the representation does not involve the assertion of a claim by one client against another client represented by the lawyer in the same litigation or other proceeding before a tribunal; and (4) each affected client gives informed consent, confirmed in writing.""

The question that comes up for me is...if someone claims they are making millions on RE, why are they teaching? 

It’s not that ACV coverage is messy as much as the average person does not understand how claims are handled on an ACV policy and/or what the minimum amount of coverage is required by the carrier on an ACV policy.

I don't want my insurance policy to skyrocket (increase in price) with this new claim, I am assuming its is like car insurance once you hit someone or something and make a claim it jumps astronomically in price. 

Would this be better as a small claims court without a lawyer or should I hire one?

In that context, a college education is not necessary and probably not helpful.If this were a board full of cardiologists and someone claimed classes on hemoglobin we're useless, you would have a point. 

However, only a "Licensed Real Estate Agent" or Realtor can manage property for others.To be a "Property Manager" get your real estate license, work for a Broker and let them teach you.Do not publish or distribute any business cards, flyers or other material claiming to be a property manager until you are licensed and trained.The title property manager is being protected by realtors in Illinois.
