Consider if you had a GC build a bunch of houses for you 10 years ago and paid full price (GC Fee) and gave them upside - this would be extremely costly. 

Ideally, they would have set parameters of what is acceptable and what is not, such as a minimum credit score or a 'no evictions' policy.

I live in Canada but would consider ordering from the US if the price is right.

Agreed, we had one sell at auction recently that sold 10K over our credit bid, which was set at the BPO price from our realtor. 

I would lend your money right now, considering we are at the top of the market, and there may be 20% more upside, but there is unequivocally 80% downside. whereas if we were at the bottom of a market its the inverse. 

Their systems are set up to "deliberately" delay claim filings, supporting service calls, claim approvals and scheduling actual work - such that an owner is usually forced to fix an issue to keep a tenant happy or for property preservation.
