The T/B only has to fill out a 1 page credit application.You might want to get an application from your broker and have your T/Bs fill out all of their info in one go so he doesn't have to keep going back with questions.If the T/Bs are dragging their feet maybe they're not the right fit.

So if you pay 85k you need to get 1400 a month rent and I am sure it doesn't rent for that and that is the five year cost to rent.

And each buyer in turn will spend way more than necessary on due diligence until a sucker who doesn't perform due diligence comes along and buys this property worth way less than it appears.I'm wondering if the Real Estate Commissions in the involved states (NJ for the property, CA for the auction company) allow this kind of non-disclosure?
