Any lease violations get put in writing and mailed to the tenant.

Infact many of them keep telling me to get a governent job like them or a blue collar job and just put in my "hours" and save!!!! 

My guess is your clients didn't think they'd be able to afford that amount of repairs.What would rents be after you put in the $40-75k?

However large companies aren't built by entrepreneurs who don't want to put in the time.

OK Texas people don't flame me.. but every single house I ever did in that area had foundation issues some of them to the point it was recommended to tear the house down and start over.this is a locals market and maybe not every home but a majority of homes will deal with settling in that area at some point in their life.. you can put in piers and its not crazy expensive but then you have to fix the cracks and plumbing and stuff. 

Long Story Short I Find out that they Already Have an offer & "Possibly" have Accepted an offer (though i was told by owners brother i could still put in an offer, so IDK)My Questions are , if she has Accepted an offer on the property , But Feels my offer is More Attractive can She Change her Mind and sell it to me All Cash??  

Meaning if you are prepared and put in the work, you WILL find a deal because it's a numbers game.
