I've built some duplexes in 78702 and have a 3 unit under way, a 4 unit that I'm waiting on permit, and another 4 unit that needs a variance before permit application. 

Do they all charge application fees?  

There are wedges here and there pitching the master program.Second day, from hour 0 is pricing those who "took action" and completed the application the night before.

There had been deals where we passed at a lower price, only to watch the next buyer closed at a higher price.  

I stayed up late every night reading blogs, watching videos, and listening to the BiggerPockets podcast.

However, I think for someone like myself who is just starting out, I get cold feet when I hear "watch-out" for stop work order stuff, when my plan is just minor upgrades, etc.Am I falling short on my analysis?

So far I've been on the project with other investors to watch (but not enough), looked at numbers from other peoples deals, and studied up on the forums/podcasts/reading.
