@Chris Battaglia - I would recommend the we close notes podcast, the good deeds note investing podcast, and note school for podcasts/youtube videos as well as the information that you can find on Bigger Pockets.

I would like to get the ball rolling but need some clarity on how to begin this pursuit.

You'd just want to do a really really really good job of securing it.This sounds like a good house for you to list with @James Wise , actually, so he can make a video of it and probably sell it to some other non-local investor for considerably more than you paid for it.

I have listened to dozens of Bigger Pockets YouTube videos and I'm hooked!
