I personally never have used any of these overly marketed 'best thing since sliced bread' program, whether it be a red pill, blue pill or magic fairy dust :roll: My most recent negotiators started to use this OpenRoad system which I wasn't to excited about at first but after getting access to it and checking it out, I really do enjoy it and see its very valuable to my business.

If you are doing a flip the most common method is a Purchase and Sale Agreement with the right to assign your interest.2: To really get some valuable help, do a google search for the nearest REIA group in your area, go to a meeting, join it if you like it, and start off bird-dogging for an investor, and take advantage of all the meetings, books, conversations, seminars, and tools that the REIA group has in place.I suggest doing some reading about Wholesaling, Rehabbing, Lease Options, and Foreclosures.You will know when you are ready.Good luck

As far as 1031s go, I doubt you'll see any change there as it's way too valuable for larger businesses than for RE investors.The first time I ever heard of a 1031 was back in the '60s (I didn't buy my first house until '71) and it involved the owners of the (IIRC) then Baltimore Colts and Los Angeles Rams trading NFL teams.
