I think in general, those of us that are very familiar with real estate probably downplay the true risks associated with real estate plays, since we are so familiar with them. 

If you don't understand or it seems too good to be true... look more closely.

If it's a well-oiled machine run by a true professional, you could essentially work for free and pay it off in a year.

Many times this phrase has been utter and it holds true.

A lot of people say that MLS access is the best aspect about being a licensed investor because you can find more deals, but I have found that not to be true.

Much talk of our tenants true colors showing though has been made in this forum.

Not leverage but high paying wages or true cash reserves..  

True service animals are exempt in that a HOA can have a no pet policy, but a service dog would still be accommodated.

In this case, I would think this present situation would exponentially impact small government agencies such as housing authorities not to mention the true fall out of this once tenants stop paying rent and emergency rent relief policies take hold etc...I think they will be inundated for several months from when the virus outbreak is actually contained and starts to contract.2)  I am hoping that the Federal Government will emergency fund the Section 8 program in order to pay for the tenant portion of the rent.
